The industrial zone in the north of Novi Sad has long been forgotten by investors. This expanse of several hundred hectares is suitable for investments not only because it is located next to the DTD canal and has complete infrastructure, but also due to its proximity to the railway.

The herald of a new era for the industrial zone was BIG CEE, which opened a large shopping center here, followed a decade later by the revitalization of Novkabel, the former Novi Sad giant that once produced computers during its golden age.

First, the Novkabel tower, the tallest building in this area, was reconstructed, followed by the renovation of the Užari hall, into which Schneider Electric moved. Now, the construction of new buildings is underway.

As we announced in August last year, the construction of a business complex near the Novkabel tower is planned. The company Inobačka d.o.o. began construction work within the Novkabel complex, where two office buildings with a total gross area of 18,141 m² are planned. In fact, there are three buildings, but since two of them share the same base, they are considered one building.

The project envisions that the building will house 40 office spaces, four commercial-office premises, a restaurant, and other accompanying facilities.

The investor in this project is Novkabel d.o.o., a company within the Aleksandar group, and the designer is Lamda Group led by architect Andraš Lukač.

The total net area of the two administrative buildings with office spaces will be 16,298 m². The project envisions that the building will house 40 office spaces, four commercial-office premises, a restaurant, and other accompanying facilities.

The project is being carried out in two phases. The first phase involves the construction of Lamella A and B with a ground floor and eight stories (northern part of the parcel). The building with Lamella A and B is developed in the form of two towers placed on a base (ground floor and first floor).

Phase 2 includes the construction of an office building, Lamella C, with a ground floor and eight stories (southern part of the parcel). The building with Lamella C is placed between tower-lamella A and the existing administrative tower (currently the building of M&I Systems Group).

The buildings are separate, independent of each other in physical, functional, and structural terms. Around the buildings, 223 parking spaces will be built, of which 13 spaces are designated for people with disabilities, and six will be equipped with electric car chargers.

Currently, pile driving below the foundation slab and preparation for reinforcement and concreting are in progress.

"The construction of these buildings will contribute to the creation of a new business environment in Novi Sad," the company stated in a LinkedIn post.

Deadline: Spring 2025 As can be seen on the construction board, the deadline for completing the construction of this project is quite ambitious – spring 2025.
