Most of this location is currently occupied by the Mega Maksi (Tempo) hypermarket complex, with large open-air parking areas.

The Secretariat for Construction Affairs announced today the early public review for the needs of drafting amendments and supplements to the "Ada Ciganlija" Detailed Regulation Plan, and in this report, it can be seen that the complex will consist of "a larger number of buildings interconnected by rich open and green spaces into a unique urban composition of high standards."

Specifically, it concerns administrative/office space that will be leased to future users.

Additionally, within the complex, the construction of a smaller hotel with a capacity of around 120 rooms is planned, as well as an above-ground garage with about 400 parking spaces.

The ground floors of all buildings are planned to have open-type facilities intended for all visitors, such as retail and hospitality establishments.

The location is situated on the southern side of Sava Lake, in the strip between Obrenovački Road to the north, Savska Magistrala to the south, and two MUP Serbia complexes to the west and east.

As explained in the document, this area is currently "insufficiently affirmed" and underutilized, so it is considered that due to the significance and potential of the location, there is a justified basis for changes to existing city plans, which would enable "more rational use of this valuable urban land."

The document also states that due to the exceptional significance of the Ada Ciganlija area as the largest sports-recreational zone in Belgrade and its natural value, special attention will be paid to the urban planning of future buildings, vehicular access and garage entrances, open spaces, pedestrian communications, and landscaping in the realization of the complex.

Special emphasis will be placed on arranging open spaces such as mini squares and parks within the complex.

"Careful landscaping of the space will enable the connection of this complex with the environment and character of Ada and a harmonious integration into the immediate surroundings, especially its connection with Sava Lake," it states.

For the realization of this complex, the investor will, as noted, conduct an international invitational urban-architectural competition.

Based on the submitted works, a solution will be selected for further development and incorporation into this plan.

The early public review will take place at the City Administration Building of Belgrade, 27 Marta St. No. 43-45, from July 16 to 30, every working day from 9 a.m. to 6 p.m.
