Belgrade Faces Shortage of Modern Office Space – Demand Far Exceeds Supply

In recent years, Belgrade has been developing into a major business hub in Southeast Europe, but the supply of modern office space has not kept pace with this growth. Since 2015, over 600,000 square meters of office space have been built, yet the market still falls short in meeting demand.

Public inspection of the draft amendments and additions to the plan for the detailed regulation of "Ada Ciganlija", for the block between the Sava highway, Obrenovački puta, road S2 and the MUP complex, began on March 24 and will last until April 24. The real estate market in Serbia continued its growth trend in the third quarter of 2024, according to data from the Republic Geodetic Authority (RGZ). The total transaction value reached €1.8 billion, marking a 22% increase compared to the same period last year. The number of purchase agreements rose by 6%, with a total of 31,138 transactions completed.
