As stated, the project is being developed with the aim of reexamining the relationship between the primary and complementary use of space. The location belongs to Zone I – Central Belgrade, which remains the area with the highest concentration of residents and business activities. In the immediate vicinity, there is already a commercial building with a height of P+6+Ps.
The proposed solution envisions the construction of an office building that will contribute to reducing residential density and grouping commercial facilities within the block. The plan includes the construction of a single-sided attached building entirely dedicated to business activities, with a total gross area (above and below ground) of 3,920.47 m² and 42 parking spaces distributed across two underground levels.
Around the building, landscaped open and green areas are planned.
The underground levels will be designated for garages and technical rooms, while the ground floor, in addition to the entrance area with a reception, will feature office space with a three-sided orientation. The upper floors and the recessed floor will be entirely dedicated to business activities, along with supporting service and technical facilities.
The project developer is IBM Consult, and the architectural design was created by Zabriskie.
