The Project Envisions the Construction of a Business Complex with a Headquarters, Hotel, and Office Building
The project envisions the construction of a business complex that includes a headquarters building, a hotel, and an office building, with a total gross area of 24,215 m². The project will be implemented in phases, with the first phase focusing on the construction of the Air Serbia headquarters, scheduled for completion by June 2026. This ambitious project will not only enhance Belgrade's business infrastructure but could also put Serbia on the map of global business centers, offering attractive spaces for investment and innovation.
Phase One: Construction of the Headquarters BuildingThe first phase, which includes the construction of the headquarters building, will feature a modern office building located on the northwest side of the plot, with an area of 7,985 m². The building will include offices, meeting rooms, training areas, and exhibition spaces. A flat roof with a rooftop terrace capable of hosting up to 50 people will contribute to an elegant visual appearance. The building will be fully functional, with workspaces designed for around 480 employees, with the capacity to expand to 620 workstations.
Phase Two: Hotel with 152 Rooms and Capacity for 304 GuestsThe second phase includes the construction of a hotel with 152 rooms, accommodating up to 304 guests. The hotel, located in the eastern part of the plot, will feature a modern reception area, a gym, and spacious units that will further enhance Belgrade’s tourism offerings. The hotel is planned to be completed by 2027.
Phase Three: Additional Office BuildingThe third phase involves the construction of an additional office building, similar to the headquarters, situated in the central part of the complex. This building, expected to be completed by 2030, will contribute to the further expansion of the commercial zone and strengthen Belgrade's position on the international business map.
A Total of 507 Parking Spaces PlannedThe complex will feature a total of 507 parking spaces, ensuring easy access for employees and visitors. This will be one of the key factors in improving Belgrade’s infrastructure, as the city continues to establish itself as an attractive destination for international business and tourism.
