With ten floors and a total leasable area of 22,000 square meters, Elleven offers flexible office spaces ranging from 350 m² to 2,200 m² per floor, perfectly tailored to the needs of modern businesses and expanding companies. The flexible workspace will be bathed in abundant natural light, thanks to its glass facade and an above-standard office ceiling height of 3.7 meters. At the top of the building, two rooftop terraces will provide additional outdoor space, while the complex will be surrounded by spacious green areas, creating an inspiring atmosphere that fosters productivity and employee well-being. The building will also feature a two-level underground garage with a total of 290 parking spaces.

In addition to exceptional working conditions characterized by modern design and innovative management systems designed to provide the best user experience while optimizing operational costs, Elleven will stand out on the market with its attractive and green surroundings. Located in the immediate vicinity of this office building are a sports center, an equestrian club, and a racetrack, while a diverse selection of contemporary cafés and restaurants offers pleasant breaks and business meetings. Additionally, planned infrastructure improvements include the transformation of vast green areas into a large park with amenities tailored to all generations. This synergy of nature, sports activities, and urban amenities, complemented by a spectacular panoramic view of Novi Sad, makes Elleven a unique place for work and development.

"Elleven is an important project for Novi Sad, as it will introduce a high-quality business center that this city, known for its reputation as Serbia’s Silicon Valley, truly deserves. The key advantage of Elleven lies in creating an innovative environment that promotes the synergy of business, nature, sports, and art, thereby fostering a culture of innovation. Novi Sad, already recognized as a hub for the IT industry in Serbia, will be further strengthened by this project and promoted as a significant IT hub in the Balkans and Southeastern Europe. The project will involve an investment of approximately 50 million euros, with completion scheduled for January 2026," stated Duško Suvajac, principal investor of the project from MD Ventures.

Elleven is in the process of obtaining LEED Platinum certification, confirming its exceptional energy efficiency and sustainability, making it the only office building in Novi Sad to hold this prestigious status. Additionally, the building integrates projects focused on eco-mobility, biodiversity, and recycling, contributing to environmental protection. With 290 parking spaces, 50 of which are reserved for electric vehicles, the building will also feature charging stations for electric bicycles and scooters. The biodiversity project includes two green rooftop terraces and a spacious green park that will be part of the entire complex. Elleven ensures 100% recyclable waste disposal, while rainwater recycling will be implemented through an underground reservoir, with collected water being reused for restrooms and irrigation of the facade and surrounding areas.

The building will incorporate an advanced smart management system (BMS) that optimizes energy consumption and reduces operational costs for tenants, while modern air conditioning chambers, operable windows, and top-tier ventilation guarantee a healthy and comfortable working environment.

Elleven is not just an office building but a place where innovation, sustainability, and a high-quality work environment come together, making it a new landmark on the business map of Novi Sad and the wider region.
