At the gathering held in Belgrade, it was emphasized that even the growing demand for these properties will not affect rental price increases.
It was also assessed that the SEE region is ready to accommodate any company looking to operate or expand there, as there are modern facilities that, as highlighted, meet even higher standards than those in other European countries.
According to some estimates, it was stated that lease agreements in the industrial sector are expected to grow by up to 70%. A notable trend in Serbia is that the preparatory phase for moving into business premises has now been shortened, allowing clients to enter as soon as they sign a lease agreement, whereas in the past, potential tenants had to wait up to two years.
It was noted that capital cities remain the most sought-after and attractive locations for business spaces, but interest is also expanding to other cities, especially those along important transport routes.
It was also mentioned that Serbia is highly attractive to foreign companies, particularly due to the Free Trade Agreement with China.
According to presented data, office space rental prices in Serbia have increased slightly by about two to three percent in the past period, while availability has decreased by about five percent. No significant changes are expected over the next 12 months.
The gathering also highlighted that the COVID-19 pandemic has led many companies to change their strategies regarding the business spaces they lease, with flexibility now being their primary requirement.
It was emphasized that clients now have increasingly complex demands and seek options that offer short-term lease agreements. Additionally, there is a growing preference for socially responsible office spaces, with increasing demand for offices that are heated and air-conditioned using entirely green energy.
It was concluded that landlords will need to invest more in this area in the future.
