At the same time, when it comes to old buildings, the highest price per square meter was paid 4,452 euros for an apartment in Kralja Petra Street in the Belgrade municipality of Stari grad, and the most money for an apartment in old buildings, in the amount of 400,000 euros, was set aside for an apartment in Francuska Street. the same municipality.
The most expensive square meter of office space was also traded in the Old Town, while the highest contract price of office space was realized in Roosevelt Street in the municipality of Palilula.
The most expensive square meter of garage space in the new building was traded in the Novi Dorćol complex, and in the old building in Golsvordijeva Street in the municipality of Vračar.
With the land intended for industrial construction, the highest unit prices were realized in Valjevo and Novi Pazar, while the highest contracted prices were in Kać, Krnješevci and Novi Banovci.
As stated, the highest agreed price for the house was in the municipality of Savski Venac, while the highest price per square meter of agricultural land was achieved in Ugrinovci, and the highest agreed price in Sombor.
The RGA stated that during the fourth quarter of 2020, notaries and basic courts submitted 44,742 contracts.
The number of registered real estate contracts for the fourth quarter of 2020 was higher by 2,996 than in the same quarter of 2019, ie a growth of 9.6 percent compared to the same period a year before.
As specified, observed in the largest cities, the share of cash payments in the fourth quarter of 2020 was the largest in Kragujevac - 80 percent, in Belgrade and Novi Sad it was equal - 76 percent and 77 percent, while in Nis it was slightly lower - 71 percent.
At the same time, in other areas of Serbia, the share of cash payments was more significant in relation to loan financing.
Compared to the fourth quarter of 2019, in Belgrade and Novi Sad, the method of payment was almost identical, while in Nis, the share of cash payments was reduced by 11 percent, and in Kragujevac by one percent.
Based on the registered contracts, the total volume of funds on the real estate market in the fourth quarter of 2020 was higher than 1.3 billion euros, and the largest share in the total funds referred to the turnover of apartments - 54 percent.
On a monthly basis, in the fourth quarter of 2020, apartments were the most traded, with close to 4,000 monthly sales.
In the total real estate turnover, apartments participated in the fourth quarter with a share of 29 percent, which is an increase of one percent in relation to the participation in the previous quarter and a decrease of three percent in relation to the same quarter of the previous year.
Viewed by cities, compared to the previous quarter, the share of apartments in the total real estate turnover in Belgrade is higher by 1.4 percent in Nis by 2.4 percent, in Novi Sad by 0.4 percent, while in Kragujevac it is down by 2.8 percent. percent.
On a monthly basis, in the fourth quarter of 2020, there were close to 2,000 residential buildings, which is 21.7 percent more than in the same period the year before.
The turnover of cottages was, compared to the third quarter of last year, lower by 29.5 percent, while compared to the fourth quarter of 2019, the turnover of cottages was higher by 42.1 percent.
On a monthly basis, in the fourth quarter of 2020, about 2,200 sales of agricultural land were realized.
Compared to the third quarter of 2020, the turnover of agricultural land increased by 5.3 percent, which makes an increase in the share in the total turnover of one percent.
Viewed by cities, in Belgrade and Nis there was a decrease in the share of agricultural land in the total real estate turnover of 0.8 percent and 0.2 percent, respectively, while in Novi Sad and Kragujevac the share of agricultural land in the total real estate turnover increased by 0.4 percent , or 0.1 percent.
Compared to the same quarter in 2019, the share of agricultural land in the total turnover decreased by 3.3 percent.
On a monthly basis, in the fourth quarter of 2020, 2,600 sales of construction land were realized, the SBS stated.
Construction land participates in the total real estate turnover with 19 percent, which is a decrease of one percent compared to the share in the third quarter of 2020,
The SBS specified that in Nis, Novi Sad and Belgrade, there was a decrease in the share of construction land turnover in relation to the total turnover of real estate, of two percent, 0.3 percent and 1.6 percent, respectively, while in Kragujevac there was an increase in the share of 1.6 percent.
Although the volume of construction land turnover was slightly lower compared to the third quarter of 2020, compared to the fourth quarter of 2019, the volume of turnover was up 52.9 percent, it was stated in the announcement.
