City of Belgrade Announces Public Presentation of Urban Planning Project for Residential-Commercial Complex in Zvezdara

The City of Belgrade has announced a public presentation of the urban planning project for the construction of a residential-commercial complex in Zvezdara, which will be implemented in two phases. The detailed development of Phase 1 includes a residential-commercial building consisting of two sections (lamellae).

The investor is the Belgrade-based company ARS-TIM Invest, and the urban plan is being developed by Bureau Cube Partners, also from Belgrade. The responsible urban planner is Ivana Petrov, MIA, while the role of lead architect has been assigned to Nadica Davidović, MIA.

Defined Two Phases

The area covered by this urban planning project spans 3,035 square meters, bordered by Tatar Bogdanova Street, Topalovićeva Street, and Vojislava Ilića Street, opposite the FK Sinđelić football grounds.

The plan defines two phases:

Phase 1 includes a residential-commercial building consisting of two lamellae:

Lamella A with a structure of 3 underground floors + ground floor + 6 floors + recessed floor Lamella B with a structure of 3 underground floors + ground floor (with a gallery) + 4 floors + recessed floor

Phase 2, which is not the subject of detailed planning, includes a residential-commercial complex with a structure of 3 underground floors + ground floor + 6 floors + recessed floor.

35 Apartments and 8 Business Suites

The construction plot for the detailed development of Phase 1 covers 1,544 m². The conceptual architectural design features a single-sided, attached residential-commercial building made up of two lamellae.

Lamella A is designed as a corner building along Vojislava Ilića Street and Topalovićeva Street. Its primary purpose is residential-commercial, featuring two commercial spaces on the ground floor, and 35 residential units from the first to the top recessed floor. Lamella B runs along Topalovićeva Street and is primarily commercial, with one commercial space on the ground floor and eight business suites from the first to the top recessed floor.

The three underground levels will offer a total of 60 parking spaces, with 39 spaces allocated for residential use and 21 spaces for commercial use, including three spaces for persons with disabilities.

Vehicle access to the building will be from Topalovićeva Street, while pedestrian access will be available from Topalovićeva Street to the southeast, Vojislava Ilića Street to the southwest, and Tatar Bogdanova Street to the northeast.

The total gross floor area (GFA) of the underground levels is 3,205 m², while the above-ground levels cover 5,730 m², bringing the total GFA of all levels to 8,935 m².

Public Review Until February 12

Interested parties can review the Urban Planning Project during the public presentation period and submit written comments and suggestions regarding the proposed plans to the Secretariat for Urban Planning and Construction Affairs, located at 1 Kraljice Marije Street, no later than February 12, 2025.
